Welcome to the Avenue Residential Leasing & Management Tenant FAQ! We’ve compiled answers to the most common questions we receive to help you navigate your tenancy smoothly. If you don’t find the answer you’re looking for, please don’t hesitate to contact our office directly.

Rent & Payments

We offer several convenient rent payment options, including online payment through our tenant portal, electronic bank transfers, credit card and cash at retail locations. We encourage online payments for the fastest and most secure processing.

Rent is due on the 1st of each month. Late fees will apply to payments received after the 1st.

A late fee of $100 will be assessed for late payments. Continued late payments may result in further action as outlined in your lease agreement.

Cash can be paid at PayNearMe locations 

Please contact our office immediately. We can help troubleshoot the issue and ensure your payment is recorded.

Maintenance & Repairs

The fastest way to submit a maintenance request is through our online tenant portal. You can also contact our office by phone during business hours.

Emergency maintenance requests include situations that pose an immediate threat to safety or property, such as flooding, fire, or a complete loss of heat during freezing temperatures. Please text our emergency maintenance line immediately with your name, address, issue and photos 314-697-2040 (accepts text only).

Generally, we are responsible for repairs related to structural issues and major appliances. Tenants are responsible for minor repairs and damages caused by negligence. Please refer to your lease agreement for specific details.

We prioritize maintenance requests based on urgency. Emergency requests are addressed immediately. Non-emergency requests are typically addressed within one business day.

Once a work order has been created, our maintenance team will contact you to schedule a time that works for you.

Lease & Renewals

We will send you a lease renewal offer 70 days before your current lease expires. Most leases automatically renew with a 5% rent increase.

  • If you do not renew your lease, you will be required to vacate the property on or before the lease expiration date.

Early lease termination may be possible under certain circumstances, but it typically involves penalties. Please refer to your lease agreement for details and contact our office to discuss your options.

Subletting is not permitted without prior written approval from Avenue Residential Leasing & Management. Please contact our office to discuss your specific situation.
