  • Thank you for your interest in one of our properties. Please read through the below information before proceeding to the application. We do accept section 8 housing vouchers or other housing assistance, but each property is leased to the first acceptable application that meets all the criteria below.

The online application

Complete our online application for each person that will reside in the property that is 18 years of age or older. A non-refundable $75 application fee will be charged and paid by credit/debit card upon completion of the application.  A full credit check and criminal background check will be completed for each applicant. 

  • All needed payers named on the lease must meet following minimum credit score:

    • 670-850 | 1 month security deposit

    • 600-669 | 1.5 months security deposit and additional monthly resident fee up to 5% of rent

    • 580-599 | 2 months security deposit and additional monthly resident fee up to 10% of rent

    • Less than 580 | Automatic Denial

  • Income must be greater than two times the total of rent + monthly obligations listed on credit report.

  • Proof of two years of on-time rental or mortgage payments

  • No foreclosures or evictions within past five years

  • No felony or sex offender convictions

  • No bankruptcies or credit collections within last five years

  • No pending civil or criminal cases

Lease Terms

  • All leases are for 12 month terms.

  • Rent is due on 1st of month

  • Rent advertised as monthly amount and non-negotiable.

  • Security deposit is equal to one month of rent unless noted otherwise ($250 is non refundable) . Pets and 2nd tier credit may raise security deposit.

  • $100 one-time Lease creation admin fee.

Property condition & application approval

All properties are offered in "as-is" condition.  If you have special requests such as light bulb changes, special cleaning, etc, please be sure to submit these requests to the leasing agent for the property. 

Once we receive notification from the owner of the property that your application has been approved, the first month's rent will be due in certified funds upon lease signing. Please make your certified funds payable to Avenue, LC.

Pet screening and pet fees

Once your application is complete we will need to determine any pet fees and pet deposits. All pets including service and support animals must be verified. After completing your application for humans, please proceed to https://avenue.petscreening.com. Once the pet is screened they will be given a rating of 1 to 5 paws. Pets rated from 3 to 5 paws require a monthly pet fee of $40 to $60 and an increased security deposit. We do not accept pets rated 1 to 2 paws.

Some properties do not accept pets. Please ask your leasing agent for details regarding your property of interest.

Express Application: Findings.com will verify bank account information eliminating the need for employment documentation and often eliminate the need for landlord reference checks. Their system will verify paycheck deposits and rent payments from your bank account history. This often eliminates the need for documentation. Self Employed, Retired and Student Applicants must connect bank accounts for approval.

Slow Application: Not connecting bank accounts to Findigs.com will require manual review and processing time may take 3-5 business days. We reserve the right to lease the home to the first acceptable application received and verified by Findigs.com. After completing application, please quickly submit: 1) Each applicant's last two paycheck stubs 2) Self employed applicants must submit two months of bank statements and two years tax returns.
