• A: Once the lease has been signed, you will receive an email with a link that will allow you to select a password. This link expires in 48 hours. If you need a new link you can send us message here.

  • A: If your lease begins in less than 10 days: You will be required to pay via certified funds (cashier’s check, money order, etc.) Speak with your Property Manager about submitting certified funds.

    *Note: please make sure your rent funds and your security deposit funds are separate. (admin fee can be included in the rent check)

    If your lease begins in 10 days or more: Please login to your portal here and submit funds online.

    *Note: You can submit first month’s rent, admin fee and security deposit at the same time in one total amount. At this time the security deposit option will be greyed out.

    ****If you make a payment outside of the 10 day window, you may have uncleared funds by your move in date. If you have any un-cleared online payments on your move in date, you will not be provided keys until your payment clears or you provide certified funds.*****

  • A: When you signed your lease you were given a document called "schedule of payments" that has all charges listed. There is a copy of this document located in your portal.

    You can click on the "view account detail" button on the front page in your portal to view your ledger which will show you everything that has been charged and all of the payments that you have made. It will also show you can current unpaid balances.

  • A: Rent can be paid online by logging into your portal and clicking on the blue “make a payment” button. This will allow you to make a one time payment.

    We recommend setting up autopay so you never have to worry about missing a payment. To set up auto payments, login to your portal and click on “my payments” on the left hand side and then “schedule recurring payment

    *Note: If you renew or terminate your lease you will want to make sure this info is up to date.

  • A: The best resource for learning about your portal is the tenant handbook you were asked to sign prior to the start of your lease. A copy was emailed to you in an email titled “Welcome to Avenue: Portal and Move-in Information”. A copy can also be found by clicking on the “documents” tab on the left side of your portal.

  • A: A copy of your lease has been uploaded to your portal. You can view and download your lease and other documents by clicking on the “documents” tab on the left side of your portal. Here all your documents will be neatly organized by type.

  • A: The quickest way to reach us is to login to your portal and use the “New Conversation+” button to ask a question or leave a comment.

  • A: When you login to your portal there is a link called Property Meld. This is the site used to submit maintenance requests.

  • A: The move in report is very helpful for documenting damage on the property so you are not held responsible upon move out. On your move in date, you will receive a unique link along with instructions from the email address noreply@ztenant.com. This link will take you to a webpage to complete your report! You only have a few days to complete this report so it is important to complete it quickly!

  • A: Your lease specifies that you must provide us a 60 day notice if you plan to vacate and the end of your lease term. To do this, simply login to your portal, click on the blue “view account detail” button, and click “give notice”. This will notify us and the owner that you do not wish to renew your lease.

    *Note: Please make sure your banking information is correct upon move out. If a security deposit is due to you we will send it to the account on file.

  • A: Around 90 days prior to your lease end date, we will ask the owner what the plans are for renewing leases on their properties. If they would like to offer a renewal, we will either send you a message asking if you would like to renew, or the the lease “auto-renew” if your lease has these terms.

    If the owner has other plans for the property and does not wish to renew your lease, we will provide you notice of this at least 60 days prior to your lease end date. This notice will be sent to you via email, so please make sure your email address is always current in your portal.

  • A: This answer varies. Please double check your lease for exact terms. Typically, your deposit OR a notice of deposit held will be sent to you within 30 days of your lease’s end date. Please make sure your bank account and email address in your portal is up to date. When it comes time to return your deposit, we will send it electronically to the account on file. The transfer may take several business days to complete.

  • A: First, please leave a message in your portal letting us know that you are thinking of getting a pet. Some properties do not allow pets so we will need verify if pets are allowed in your unit. Undisclosed pets can result in additional charges to your ledger.

    Once we establish that pets are allowed, we will let you know the next steps for bringing home a new pet!
